Dues & Fees

Association dues pay for the shared upkeep that keeps Woodfield Ridge looking its best — insurance on the building structure, landscaping, snow plowing, trash and recycling, and more. Here's exactly what your dues cover, and what each co-owner pays separately.

Automatic bank withdrawal (ACH) through Fifth Third Bank.
New co-owners
Please contact the Treasurer to set up your account before the next billing cycle to avoid any late fees.

For your safety, please do not enter or email your bank account or routing number through this website. The Treasurer will collect that information securely, one on one.

✓ What your dues cover

  • Building insurance — the master policy on the building structure ("drywall out": structural elements, exterior walls, roof).
  • Landscaping of the common areas.
  • Lawn irrigation system — operation and maintenance.
  • Lawn mowing and cutting.
  • Snow plowing — driveways, roads, and common areas.
  • Trash & recycling pickup — Wednesdays, curbside (via Emterra).
  • Driveways & roads — repairs and maintenance.
  • Shed & storage upkeep (common and limited common elements).

Your responsibility (not covered)

  • Water & sewer — billed by the Charter Township of Grand Blanc, (810) 424-2600.
  • Contents insurance (HO-6) — strongly recommended; covers your belongings, interior improvements, appliances, and liability. The master policy covers the building only.
  • Cable TV / internet — satellite dishes and antennas need Board approval first.
  • Heating & cooling — furnace, A/C, etc.
  • Windows & doors — as defined in the Bylaws.
  • Deck maintenance — as defined in the Bylaws.
  • Garages & garage doors — as defined in the Bylaws.
🗑 Trash & recycling: Collected every Wednesday at the curb by Emterra. Please set bins out the night before or early Wednesday morning, and bring them back in the same day. If you put trash out the night before, please use a covered container — animals and rodents get into uncovered trash.
